The Short Answer

Thinking about buying a brand-new home? Before you walk into a model home or register on a builder's website, there's something important I want you to know.

Thinking about buying a brand-new home? Before visiting a model home or contacting a builder, here's one important mistake I encourage buyers to avoid. Written by Rochelle Fitzgerald, Broker | Fitz & Co. Real Estate

That one simple step could cost you thousands of dollars in potential savings and negotiating opportunities.

And many buyers don't realize it until it's too late.

Why Is Registering Without Your Realtor a Big Mistake?

Many builders have strict registration policies. If you visit a model home, submit an online inquiry, or contact the sales office without identifying your Realtor, the builder may register you as an unrepresented buyer.

Some builders won't allow you to add your Realtor afterward.

Now imagine finding the perfect home, only to discover that the agent you wanted representing you may no longer be recognized by the builder.

You've potentially lost the person who could have helped you negotiate a better deal and get additional incentives.

How Much Money Could You Be Leaving on the Table?

Builders don't always advertise every available incentive, and their offers can change depending on the home, community, and timing.

An experienced Realtor can help you investigate opportunities such as:

- Price reductions on inventory homes.

- Thousands of dollars in closing-cost assistance.

- Mortgage interest-rate buydowns.

- Complimentary upgrades or design-center credits.

- Better terms or additional concessions.

For example, I negotiated an additional $50,000 which made a difference for my buyer. That isn't a guaranteed savings, but it illustrates why having someone evaluate the builder's offer matters.

The builder's sales representative works for the builder. You deserve someone looking out for your interests, too.
