Why Isn't My Baytown Home Selling? Here's What I Would Look at First

The Short Answer

You've listed your Baytown home, the pictures look great, and you've made sure the house is ready for showings. But weeks have passed, and you're still waiting for an offer.

Your Baytown home has been on the market, but the offers aren't coming. Before lowering your price, here's what I would review to figure out why your home hasn't sold.

So, what's going on?

After more than 22 years in real estate, I've learned that when a home isn't selling, there's usually a reason. The key is identifying that reason before making changes.

And no, lowering the price isn't always the first thing I recommend.

1. How Does Your Home Compare to the Competition?

Buyers aren't looking at your home alone. They're comparing it to other properties in Baytown within the same price range.

If another home offers more updates, a better layout, or incentives that make the purchase more affordable, buyers may choose that property instead.

I would start by reviewing what has recently sold, what's currently available, and how your property compares.

2. Are Buyers Looking but Not Making Offers?

There's a difference between a home that isn't getting showings and one that's getting plenty of showings but no offers.

If nobody is scheduling appointments, I would look closely at the pricing, photographs, and online presentation.

If buyers are touring the home but not making offers, I would want to know what they're saying afterward.

Buyer feedback can tell us quite a bit about what may be standing in the way of a sale.

3. Has Anything Changed Since You Listed?

The real estate market doesn't stand still.

New homes come on the market, competing sellers adjust their prices, and builders may introduce incentives.

What made sense when your home was first listed may need another look today.

I believe selling a home requires more than putting it in the MLS and waiting. It requires paying attention to what's happening and making thoughtful adjustments when necessary.

Before You Lower Your Asking Price

If your Baytown home hasn't sold, don't assume a price reduction is your only option.

Let's first understand what buyers are seeing, what your competition is offering, and whether your current strategy is working.
